The back-book exercise, step by step.
A UPRN list in, a flat file back. Revaluation context, attribute refresh and physical-risk views, starting with a bounded evaluation.
A back-book exercise returns revaluation context, attribute refresh and physical-risk views against an agreed file, with the purpose and review criteria recorded first.
A back book is a portfolio you stopped looking at. The loans completed, the data froze on the day of completion, and the world kept moving - values, alterations, flood maps and energy ratings all drifting quietly out of date. A back-book exercise brings the book back onto current evidence.
The mechanics
It is deliberately unglamorous. You send a list of UPRNs. We return a flat file keyed to that list - property values with confidence levels, refreshed attributes, and the physical-risk views across flood, ground and energy. No integration, no project, no platform to adopt.
in: uprn_list.csv (your book, one UPRN per row)
out: enriched.parquet (value, confidence, attributes, risk - per UPRN)Start with the lightest useful evidence before you commit the whole book.
Start with a bounded evaluation
Begin with synthetic records or a Pretira-supplied standard sample. If a customer-controlled portfolio segment is needed, agree the purpose, selected fields, sample or segment, retention route and success criteria first. The standard evaluation is free and bounded; production data, rights and bespoke analysis are scoped separately.
What it is for
- -Revaluation context between physical inspections, so an ageing book is not flying blind.
- -Concentration views - flood, subsidence, energy band, construction type - the pictures supervisory and disclosure work now expects.
- -Attribute refresh, catching the alterations that happened after completion.
Formats and cadence
The file comes as JSON, CSV or a parquet-class format - whatever your data team already works in. Re-runs are monthly-updated licences against the book, so the picture stays current rather than ageing the moment it lands. Whole-book licence economics are simpler than per-lookup at portfolio scale; the rate card sets them out.
The exercise is not a transformation programme. It is a list in, a file back, and a book that once again reflects the world it lends against.
