The working.
How the data is sourced, separated, tested and released - written to be read by the second line, not around them.
Source register, per-field attribution.
Every field carries where it came from. The register records the source per field so your model-risk team can trace a value back to its origin rather than take our word for it.
Declared and modelled, separated.
Declared fields come from record and inspection evidence; modelled fields are predicted and published separately. Where a current dictionary test exists, its label and limitations stay with the field. Nothing is blended silently.
Valuation basis.
The valuation estimates what a property may sell for and returns confidence and range with the point estimate. A proper validation freezes predictions before a sold-price release, compares them with completions and reports the cohort, exclusions and error distribution. This page does not claim a current monthly result.
Premium-segment overlay.
A dedicated overlay is available for the high-value segment, where ordinary area averages can be least useful. Evaluate it on an agreed high-value cohort before relying on it; we do not claim lift until that result is measured and supplied with its limitations.
Change management.
Releases are change-logged and additive. Old fields keep working when we ship new ones, so your models do not go haywire because we made a release.
Responsible use.
Area demographics are context, never an input to creditworthiness or affordability, and are excluded from decision framing by design. Protected-characteristic fields never sit near pricing, underwriting or lending decisions.
We publish the evidence we can support: declared and modelled fields remain separate, current dictionary scores keep their test labels and limitations, and a customer evaluation can freeze and compare an agreed cohort. We do not claim a current monthly result or improvement without the cohort, date, exclusions and error distribution.
Bring the second line with you.
Bring your model-risk questions. We will show the register, available evidence and change log, then agree what your own evaluation must prove.
