01

Current, potential, and the delta between.

Every address carries its current rating and its potential rating - the gap is the retrofit opportunity, and the field product design teams price green tranches against. The delta is the number, not the letter on its own.

02

Running costs, for affordability context.

Monthly energy cost estimates describe the property, never the borrower. This is the cost of running the building - a property attribute for affordability context, not a profile of who lives in it.

03

Product and disclosure support.

Retrofit incentives, green tranches and disclosure work all need building-level truth rather than a postcode average. The heating, fuel and rating fields land in the same call as the valuation.

Coverage, honestly.

Ratings are register-based where an EPC exists; where one is absent we publish a modelled rating and flag it as modelled, never blended with the declared record. Current and potential ratings reach 97.46% of English addresses as a declared-and-predicted field, refreshed quarterly.

Energy is partial in Northern Ireland - the current and potential rating fields reach 57.46% there against near-full coverage in Great Britain. Per-field NI coverage is published in the dictionary, and monthly energy cost is a Great Britain field today.

The energy fields refresh quarterly. We render the refresh period from the dictionary rather than hard-coding a cadence, so the page never claims more currency than the field actually has. Dictionary: July 2026.
