The service.
Pretira supplies property valuation, attribute and risk data to lenders, banks and platforms under a data licence. Access is provided by Little Chimney Ltd; Pretira is its trading style for the lending market.
Decision-support, not advice.
Valuation outputs are decision-support estimates, not formal valuations, and are no substitute for professional advice or a survey where one is required. Confidence-based routing decides which cases need a desktop or a physical valuation; the lending decision remains yours.
Licence and use.
Data is licensed for the permitted use set out in your agreement. API usage follows the applicable rate and rights schedule; annual internal-use licences follow their written portfolio, field, refresh and user scope. Onward supply requires a written sub-licence.
Accuracy and testing.
Modelled fields are published separately from declared fields and tested against the declared set. Coverage and refresh are published per field in the dictionary. We change-log releases and keep old fields working, but we do not warrant a specific outcome from any single estimate.
