Property risk for lenders: evidence and limitations.

Address-level flood and ground indicators can support origination, collateral review and portfolio monitoring. Here is what the evidence proves, what it does not and where people stay in the loop.

Flood, subsidence and ground risk are joined at the property point rather than the postcode - a dot, not an average - so two homes on the same street can carry the risk they actually face.

The direct answer is bounded. A lender can use address-level physical-risk fields as evidence for origination checks, collateral review and portfolio concentration work. The data does not make the lending decision, replace a survey or turn a modelled hazard into a fact about future loss. Dictionary: July 2026.

Start at the property point

A postcode is an administrative unit, not a hydrological one. Flood water does not consult the postcode boundary before it decides which side of the street to reach. Joining hazard modelling at the property point avoids presenting the average for a hundred homes as evidence about one.

The evidence belongs to the property point. The decision and exception route belong to the lender.

An original record, with the labels attached

The deterministic sample record for UPRN 999000000001 returns rivers-and-sea probability at 0%, surface-water probability at 0%, radon class 1 and subsidence marked Possible for 2080. It is a synthetic integration specimen, not validation and not a customer result.

What each layer means

  • -Flood from rivers and sea - a modelled annual probability at the address, 98.81% England coverage, refreshed yearly.
  • -Surface water - a separate modelled probability and category, 98.45% England coverage, refreshed yearly.
  • -Subsidence - a geographic risk band across named future horizons, 100% England coverage, refreshed yearly.
  • -Radon and ground context - supporting evidence joined to the property point, not an instruction to lend or decline.

Where it fits in a lender workflow

  • -Origination - prefill the available risk context and route exceptions to the lender-owned review policy.
  • -Collateral review - inspect the field, evidence class, coverage and refresh before deciding whether more investigation is needed.
  • -Portfolio monitoring - aggregate the same property-level fields into concentration views for a defined secured book.
  • -Exception handling - send uncertain, absent or policy-sensitive cases to a person rather than treating a missing field as a safe result.

The limitations to keep visible

The physical-risk layer is a Great Britain product today. Northern Ireland is not covered on these environment fields. Coverage is field-specific, refresh is periodic rather than real time, and modelled hazard is not a prediction of loss at an individual property. A lender should keep those limits beside the value wherever the field is used.

The useful next step

Start with a controlled sample and write down the cohort, fields, evidence date, exception route and decision the evaluation should support. No borrower or customer record is needed for the first step. Move to a lender-controlled trial or governed file only after the sample has earned it.
