Northern Ireland for lenders: what's actually there.
Attributes and rebuild at near-Great-Britain depth. No valuations, no sold prices, no planning yet. We tell you which layers are there and which are not.
In Northern Ireland the attribute record runs at near-Great-Britain depth - bedrooms at 98%, floor area at 99%, construction at 97% - and rebuild at full coverage, while valuations, sold prices and planning are not published there today.
What can a lender use?
Current field-level coverage, rendered from the same generated dictionary used by the product pages.
The honest way to talk about Northern Ireland is field by field, because the record is strong in some layers and simply not there in others. A blanket claim - covered, or not covered - would be wrong in both directions. So we publish the per-field coverage and let you read it.
What the record holds
The attribute record in Northern Ireland runs at near-Great-Britain depth. Bedrooms sit around 98%, floor area around 99%, construction around 97%. Rebuild cost is at full published coverage across all three finish tiers. Energy reaches part of the stock. The record is sourced from Land and Property Services, with refresh stated per field rather than as one blanket cadence.
- -Addresses and UPRN - full coverage.
- -Physical attributes - bedrooms, floor area and construction - near Great-Britain depth.
- -Rebuild cost - full coverage, all three finish tiers.
- -Energy - partial, where the record reaches.
Where Northern Ireland depth differs on a field, the coverage column says so - we do not print a number we cannot defend.
What is not there yet
The valuation view is Great-Britain-today. So are sold prices and transactions, planning history, council tax band, tenure and the environmental layers. We do not publish a Northern Ireland valuation, because we cannot yet defend one, and printing a number we cannot stand behind would undo the entire point of the brand.
This is not parity, and we never claim it is. It is a strong attribute-and-rebuild record with named gaps, and the gaps are stated, not hidden behind an averaged headline.
Where a lender can use it today
Use the Northern Ireland record for attribute verification, rebuild review and portfolio enrichment where those fields fit the lender policy. Do not route a valuation decision through it: Pretira does not publish a Northern Ireland AVM, sold-price series or planning view today.
- -Origination prefill - resolve the property and pre-populate supported physical attributes for confirmation.
- -Collateral review - compare recorded and modelled attributes, keeping their evidence classes visible.
- -Portfolio monitoring - enrich a lender-controlled book through an agreed file route without sending sensitive records by email.
How to work with it
Lead with what is there. Attribute verification and rebuild context stand on their own for a Northern Ireland book. Where you need the valuation view, stop rather than assuming a Great Britain field is present. Northern Ireland sits outside the free lookups for licensing reasons, so coverage, delivery, permitted use and evidence are agreed before a controlled evaluation.
The coverage column is the starting point. If a field is there, it says how much; if it is not, it says zero. The production contract then confirms the fields, geography, delivery, refresh and permitted use in writing.
