What is an AVM?

An automated valuation model estimates a property value from data. Here is where it sits in lending, and where it stops.

A market-led AVM predicts the price a property will achieve - and, built responsibly, publishes a confidence level and a range with it.

A value from data, not a visit.

An automated valuation model estimates a property value from data rather than a site inspection. It combines attributes, transaction history and comparable sales to answer one question: what price might this property achieve if sold now?

Where it sits in a lending decision.

In mortgage lending, the AVM is an early read on collateral. It supports the decision in principle, sizes loan-to-value and uses confidence to show whether the case can proceed on data or needs closer review. It informs the decision; it does not make it.

What it cannot do.

An AVM cannot inspect condition, see an unrecorded alteration or judge unusual features. It does not replace a physical valuation where risk demands one. A responsible model signals these limits through confidence: a low-confidence case is a routing instruction, not a failure.
